Selling a House - Staging Part 1

Once the purging, packing, painting and cleaning and repairs have been completed it is time to stage your home in preparation to sell.

This is the part where you will see all of your hard work come together.





Check your curb appeal!
You don't want buyers to take one look at your house and drive away.

Make sure the outside of your house has no peeling paint and that the windows are clean.
Keep the grass cut and trimmed.  Repeat as often as needed for as long as your house is on the market.

Weed the beds and add mulch.  Keep the plants watered.

Add pops of colour with annuals.
I chose the same colour flowers for both the front and back yards.



The bench received a fresh coat of black paint to match the front door and pots.



If you have a leaf blower, use it to blow away any debris that collects on steps, walkways, and patios.  It is quicker than sweeping.

You will want your property to look well tended.

This is your chance to make a great first impression so that they will want to see the inside too.




Once you have their attention wow them again with a great entranceway and foyer.


Put away all the shoes, hats and keys.
Give buyers a visual delight with a great bench or table and some artwork or a mirror.
Keep the space uncluttered so that the area seems large.

This bench holds a couple of stacked boxes tied with an old leather belt and one pillow.

We chose a neutral pallet with a couple of summery looking accent colours on the main floor of the house.

The front hall is painted Brown Horse.




Kitchen walls are painted Silver Fox.  Cabinets and ceiling are Lacey Pearl.

This is a small kitchen.  Too much contrast in a small and busy area can be a bit overwhelming and causes the eye to bounce around.
  
I kept the kitchen calm by keeping the cabinets, counters, and appliances all white.
We used accent colours minimally in the kitchen.



The old linoleum floor in the kitchen was replaced with Allure tiles that matched the colour scheme.  This change alone made such a difference in the kitchen and it is fairly inexpensive.

I removed a larger table and put this smaller table in its place.  We wanted the breakfast nook to appear spacious.

The kitchen sink was replaced with a larger sink, new taps and counter.




We left space on one counter for the brochure and feature sheets provided by my realtor.

Prospective buyers can feel free to take one with them.

Otherwise, counters were kept clean






The patio is visible through the glass doors in the kitchen.

We were consistent with blue and green accent colours on the patio.






The living room and dining room are open and adjacent to each other.

The parquet flooring has been down for over twenty years.  I had considered replacing all of the floorings on the main level with wood flooring.
I am glad I didn't.  It was not worth the expense.  That change would not give me a good return on investment.




Instead of replacing the floor I used a product called Rejuvenate Satin Restorer





I don't have a before and after picture, but the difference is notable.  The product fills small scratches and brings back the shine.  I used two coats here.

The best thing is that it is easy to use.  I did it myself.  
There is a wait time between coats

I used three coats of the Restorer in the front hallway.  My office received two coats.

It is recommended that  Rejuvenate All Floors Cleaner is used in preparation.
I followed the recommendation and used this product as well.





All together I used two bottles of cleaner and about one and a half bottles of the restorer.

I tried the cleaner on the bathroom stone floors.  The grout always looks dirty.  It did a pretty good job.
This company also has a grout cleaner, which I have not used.

One other product that I used was Rejuvenate Wood Floor Markers.  I didn't use them on the floors, however.  I used them to touch up marks on the bathroom cabinets.

I'm afraid this post has run longer than it should.
